For the last twelve days of 2024, SF YIMBY will look back on each month and reflect on the biggest stories we covered. The throughline of August this year has been new high-rises or increasing existing plans. Related Companies has partnered with the City to pursue a 41-story office tower above a new Fire Department Station at 530 Sansome Street, and preliminary plans have surfaced across the region for a handful of towers, with a 20-story project in Berkeley, a 14-story infill next to the 24th Street BART Station, and a 28-story senior living complex in Redwood City.
41-Story Tower Proposed for 530 Sansome Street, San Francisco
August 7th: Related California has filed revised permits for a 41-story mixed-use tower at 530 Sansome Street in San Francisco’s Financial District. The latest iteration would bring over 400,000 square feet of office space and a 200-key hotel above a new San Francisco Fire Department fire station, making it the first high-rise commercial proposal in the Bay Area since 2021. Related and the City are jointly responsible for the project in a public-private partnership.
Builder’s Remedy For 2470 Alvin Avenue, East San Jose
August 8th: New renderings have been published for a builder’s remedy-assisted proposal at 2470 Alvin Avenue in East San Jose, Santa Clara County. The project aims to replace a former Planned Parenthood clinic location with over a hundred homes and commercial space. The project plan lists Cindy Tran of CT Commercial as the property owner.
28-Story Residential Tower Proposed for 1800 Broadway, Redwood City
August 13th: Preliminary plans have been filed for a 28-story senior living tower at 1800 Broadway in Redwood City, San Mateo County. Initial illustrations show the tower, right across from a Kaiser Permanente medical campus, could reach 310 feet tall, which would make is the second-tallest building in the county. Palo Alto-based R&M Properties is the project developer.
Pre-Application Revealed for 20-Story Apartments in Southside, Berkeley
August 13th: Preliminary permits have been filed for a 20-story apartment complex at 2425 Durant Avenue in Southside, Berkeley. The potential 200-foot tower is entering a growing list of high-density projects that aims to reshape Berkeley’s skyline with more housing to satiate the city’s outsized demand for housing. The project is being led by local architect Yes Duffy at Yes Duffy Architects.
Update for 180 Hawthorne Street Increases to 40-Story Tower in SoMa, San Francisco
August 15th: New plan set details have been published for the residential redevelopment at 180 Hawthorne Street in SoMa, San Francisco. The project, formerly addressed as 650 Harrison Street, has added six additional floors with even more housing to come to the small quarter-acre site. N17 Development is sponsoring the proposal on behalf of property owner Allrise Capital.
Affordable Housing Opens at 921 Howard Street, SoMa, San Francisco
August 19th: Members of the development team and local officials gathered earlier this month to celebrate the official opening of new affordable housing at 921 Howard Street in SoMa, San Francisco. The 18-story residential project has brought over two hundred middle-income rental units to the city directly across from the 2022-opened phase one of 5M. Curtis Development and the TNDC are jointly responsible for the project.
Meeting Tomorrow for Redevelopment of San Francisco Symphony
August 20th: The San Francisco Historic Preservation Commission is scheduled to review plans tomorrow afternoon for the redevelopment of the San Francisco Symphony Hall at 201 Van Ness Avenue in the Civic Center. The meeting will review plans by Mark Cavagnero Associates to replace most of the facade with curtain-wall glass and expand the building footprint.
Meeting Requested For 14-Story Apartments by Mission BART Station, San Francisco
August 28th: A project review meeting has been requested for a 14-story proposal at 2812-2830 Mission Street in San Francisco’s Mission District. The project will bring just over a hundred apartments to two parcels overlooking the 24th Street BART Station. Philip Lesser is responsible for the application and filing through the San Mateo-based Lesser Enterprises LLC.
