Permits have been filed for a new residential structure at 4635 Congress Avenue in the Oakland neighborhood of Fremont. The development will project will build around an existing two-story single-family dwelling to create a two-story three-unit apartment building. Across the 2,380 square feet, seven bedrooms will be created in sum.
Embarcadero Capital Partners is making progress on its plans to expand 1035 Howard Street in SoMa, San Francisco. The project has received approval from the city’s Historic Preservation Commission. This comes two years after the firm took out a $34.2 million loan for the development. This adaptive reuse of the currently-vacant Art-Deco office building will help retain a charming facade for subsequent decades.

The project is owned and designed by Michael Harris of Michael Harris Architecture.

The development will bring 57 new apartments and ground-floor retail onto a vacant lot currently used as surface parking along the busy downtown artery. 1010 Mission Street LLC is listed as the property owner, with SIA Consulting as the architects.
