Preliminary Project Submittal Extends Plans for Townhomes at 445 Ortega

Early this year development applications were submitted for the demolition and construction of a new development at 445 Ortega Street in San Francisco. Since SF YIMBY’s last update on the site in February, new documents have been filed with the city in the form of a preliminary application that if accepted will freeze planning codes and standards for the site as they are now, regardless of changes made to policy before a full application can be approved.

Hotel Project at 400 Bay Street Gets a Second Chance to be Built

At project located at 400 Bay Street in San Francisco’s North Beach neighborhood was previously approved for development in 2015. However, the building was never built, and the site has remained vacant. However, a new proposal would piggyback on the previously environmental approvals for the site to bring a new and only slightly modified hotel project to the site.

The vacant parcel at 325 Fremont Street has been listed for sale at $15 million in SoMa, San Francisco. The small 0.15-acre property was previously approved eight years ago for a 25-story residential tower with over a hundred units. Z&L Properties was responsible for the application and is listed as the property owner.

Demolition permits have been filed for the century-old Edward McRoskey Mattress factory at 1687 Market Street in San Francisco. The three-story building is expected to be replaced with an approved 17-story affordable housing complex and artist community hub. Mercy Housing is responsible for the application on behalf of the Artists Hub on Market.

Detailed plans have emerged for the potential redevelopment of an entire city block in the heart of San Francisco. The plans include renovations of several historic buildings along Market Street, as well as potential housing or hotel rooms at the former PG&E/Matson Block. However, the most ambitious component of the proposal is the demolition of the existing 34-story office tower at 77 Beale Street, to be replaced by the tallest building in California.

Preliminary permits have been filed for an office-to-housing conversion of two small buildings within the Fisherman’s Wharf neighborhood of San Francisco. The pre-application will create four new apartments at the northern end of Columbus Avenue, bringing new housing near the Aquatic Cove. Maven Commercial is responsible for the application.

The San Francisco Port Commission has approved an amended plan to split Piers 30-32 from the residential development across the Embarcadero at San Francisco’s Seawall Lot 330. The lot splitting was requested by Strada Investment Group to pause the office project and build over seven hundred units on the triangular lot at Bryant Street and the Embarcadero. Both properties are currently owned by the city.

The formal application has been filed for a residential development at 3900 Geary Boulevard in Inner Richmond, San Francisco. The proposal is still looking to add nine apartments while retaining a Burger King restaurant as the anchor tenant. Sunny Ghai, a prolific franchisee of Burger King and Taco Bell across three states, is listed as the property owner filing through 1429 Main Street LLC.
