Berkeley City Council Unanimously Approves Eight-Story Project at 2109 Virginia Street in Berkeley

Last Week, the Berkeley City Council met to discuss the proposal of a new eight-story apartment building located at 2109 Virginia Street. Despite pushback from some community members, the city council chose to unanimously approve the project as a source of much-needed housing for the neighborhood. Once completed, the project will bring 110 new units of housing within easy walking distance of Downtown Berkeley.

Zoning Permits Filed For Amoeba Apartments in Southside, Berkeley

Formal permits have been filed for the eight-story mixed-use development at 2455 Telegraph Avenue in Southside, Berkeley. The project is looking to create 68 new apartments and a new home for the Amoeba Record Store. Amoeba co-owners Dave Prinz and Marc Weinstein are jointly responsible for the development.

Demolition Permits For 2712-2714 Telegraph Avenue, Berkeley

Demolition permits have been filed for two two-story commercial structures at 2712 and 2714 Telegraph Avenue in South Berkeley, Alameda County. The project would replace the older buildings with 50 student-oriented apartments in a six-story building. Panoramic Interests is responsible for the application.

New Building Permits Filed for 8301 Macarthur Boulevard in East Oakland

New permits have been filed for the construction of an 88-unit building located at 8301 Macarthur Boulevard in the Eastmont neighborhood of Oakland. The project was previously reported on by SF YIMBY in 2024, when initial approvals came through for the site. The new permits reflect a small increase in scale for the site, raising the total number of units by 6. The development is still sponsored by V23 Investments.

Initial Construction on West Oakland Transit-Oriented Development Planned to Start This Year

As per a recently released statement by BART, the long-awaited West Oakland BART development project is now taking initial steps towards construction. A portion of the West Oakland BART parking lot is closed this week for preliminary site soil testing and preparations. Site remediation, followed by building construction, is to begin later this year.

Preliminary permits have been filed for a three-story residential infill at 2336 Dwight Way in Southside, Berkeley. The development will produce three units on a property currently occupied by two Victorian homes. Sunday Builders Inc. is responsible for the application.

Zoning permits have been filed with detailed plans for the redevelopment of the Holy Names University campus at 3500 Mountain Boulevard in the Oakland Hills. The suburban proposal will preserve the existing chapel, bell tower, and performing arts center while replacing the rest of the campus with 165 single-family homes. Los Angeles-based real estate developer BH Properties is responsible for the project after purchasing the campus for $65 million in 2023.

The project will add nearly a hundred apartments dedicated to workforce residents. Los Altos-based non-profit developer California Supportive Housing is listed as the project sponsor.

Multiple Construction Projects Underway at UCSF Children’s Hospital Campus in Oakland

Significant construction is now underway at the UCSF Benioff Children’s Hospital Campus in Oakland. The award-winning pediatric institution has been undergoing a series of recent modernization projects aimed at expanding and improving care for the region. In 2022, SF YIMBY reported on the proposal of a new administrative support building on the site. Construction for that project is now underway, with completion expected later this year. Meanwhile, plans for a new main hospital building were approved in 2024, with preparatory construction beginning in the following months. Major construction on the hospital building is expected to start this year as well. UCSF BCH and UCSF are self-sponsoring the projects.

Development permits have been filed for the six-story affordable housing complex at 7954 MacArthur Boulevard in Eastmont, Oakland. The formal application calls for a 50-unit development with ground-floor retail and parking. Community Housing Development Corporation and East Oakland Community Development Corporation are jointly sponsoring the proposal.
