For the last twelve days of this year, SF YIMBY will look back on each month and share the biggest stories we covered. April was the most active month yet, including our first look at the proposed Sunset Tower, which shocked the region. Less shocking but still of great interest, SHVO revealed new illustrations for a Foster-designed Three Transamerica, construction was spotted at YouTube’s new SHoP-designed HQ, and Republic opened the region’s largest new Transit-Oriented Development in Millbrae. Plans for 469 Stevenson Street got a second life with a new application. Lastly, this was the month when Oakland A’s president, Dave Kaval, announced that the team had purchased land in Las Vegas and would leave California, ending a drawn-out saga of negotiations with the city to build Howard Terminal.
Second Wind For 469 Stevenson Street In SoMa, San Francisco
April 3rd: The planning process has started again for 469 Stevenson Street, a 27-story infill planned in SoMa, San Francisco. The 495-unit project had been appealed in a high-profile decision by the Board of Supervisors in 2021. Its second push through the planning process has come with a new streamlined appeals process designated by Governor Gavin Newsom. BUILD is the project developer.
Update: Thursday morning, YIMBY spotted that applications were filed for 469 Stevenson Street. North Beach Parking has requested to ‘extend parking on the lot for an additional five years.’ Asked for more information, a representative for BUILD Inc. told YIMBY the firm is “pursuing the development while preserving current use.”
Zoning Board Approval For 2190 Shattuck Avenue, Downtown Berkeley
April 4th: The Berkeley Zoning Board has unanimously approved permits for 2190 Shattuck Avenue, one of the tallest buildings in the city’s pipeline. The 25-story project is expected to rise from the Downtown Berkeley core with 326 homes above retail. Landmark Properties, the project applicant, is likely to start construction as soon as next summer.
SHoP-Designed YouTube HQ Construction Underway In San Bruno, San Mateo County
April 5th: Excavation work is wrapping up for the first phase of the new Youtube Headquarters in San Bruno, San Mateo County. A corner facade mock-up has been delivered on-site, showing off the SHoP Architects-designed black integrated metal louver system that will wrap around the mass-timber framework in the new offices. San Francisco-based Ellis Partners is the development manager.
New Rendering For Taller 1523 Harrison Street In Downtown Oakland
April 6th: oWow has provided YIMBY the latest rendering for 1523 Harrison Street in Downtown Oakland, Alameda County. The developer has announced plans to increase the project scale, with nearly a hundred more apartments in a taller 25-story envelope. Construction is expected by 2024, likely after oWow finishes the 19-story tower at 1510 Webster Street.
Futuristic Foster + Partners Design For 3 Transamerica in Financial District, San Francisco
April 10th: New renderings have been published for the renovations of 3 Transamerica for the Transamerica Complex redevelopment by SHVO in San Francisco’s Financial District. The project will double the structure’s height and floor capacity, partially reskin the building with a futuristic design by Foster + Partners, and expand the famous Redwood Park. The $400 million master plan includes renovations of the lobby and interiors of the city’s landmark Transamerica Pyramid.
EXCLUSIVE: Skyscraper Proposed for 2700 Sloat Boulevard in Outer Sunset, San Francisco
April 13th: The pre-application has finally been filed for a 50-story mixed-use tower at 2700 Sloat Boulevard in San Francisco’s Outer Sunset District. The increased plan, first hinted at last month, is a remarkable change from prior versions. Nevada-based CH Planning LLC is the project sponsor. Speaking with YIMBY, the founder of CH Planning explains why this proposal should be approved.
Extension Requested for 10 South Van Ness Avenue, San Francisco
April 20th: Crescent Heights has filed an extension request for the project approval of 10 South Van Ness Avenue in San Francisco. The planned 55-story tower would create nearly a thousand homes above retail. If the extension is approved, the team will have until 2026 to start construction.
End of Oakland A’s Howard Terminal Baseball Stadium, Team Leaving for Las Vegas
April 21st: The Oakland A’s could leave California for Las Vegas as early as 2027. This news follows the announcement by the team president of a recent land deal in Las Vegas. The A’s have been actively working with the city for roughly two decades to move from their existing coliseum, though they have been publicly courting Las Vegas starting in 2021. The move would leave Oakland with no remaining major league sports teams.
Gateway at Millbrae Officially Opens in San Mateo County
April 25th: The Gateway at Millbrae Station mixed-use development is officially open in Millbrae, San Mateo County. The project has brought affordable housing, market-rate housing, offices, a hotel, and new retail directly across from the county’s largest transit hub, serviced by BART, Caltrain, SamTrans, and eventually, the High-Speed Rail. Republic Urban Properties is the project sponsor.
Construction Starts for SOM-Designed Bechtel Engineering Center, UC Berkeley Campus
April 26th: UC Berkeley has celebrated the official groundbreaking for their latest campus expansion, the UC Berkeley Engineering Center. The $95 million project makes adaptive reuse of the existing building, transforming the concrete structure into a prominent lightweight glass and steel skin centerpiece designed by Skidmore, Owings, & Merrill. The new engineering center is expected to open in Berkeley by early 2025.
More State Funds for Sacramento Valley Station Redevelopment
April 28th: More funds have been secured for the Sacramento Valley Station redevelopment plan, a vision to shape the city’s historic transit hub and seventh busiest Amtrak station in the country into a dense pedestrian-oriented destination. The State awarded $42 million to the Capitol Corridor Joint Powers Authority to fund the new bus depot, part of the early phasing for construction.
