The project will reshape a vacant parcel with retail and a garage for the charter bus and limousine company, MGM Transportation. A new mixed-use project has been proposed for development at 1901 Park Boulevard in Ivy Hill, Oakland. The project proposal includes the development of a new three-story mixed-use building offering apartments and retail space on the ground floor. Ivy Hills LLC is listed as the project applicant.

The developer would eventually withdraw the initiative after facing overwhelming disapproval.
