For the last twelve days of 2023, SF YIMBY will look back on each month share the biggest stories we covered. August started with the anticipated news that Hines officially paused plans for the 39-story office proposal in Downtown Oakland. Meanwhile, YIMBY documented the construction of several high-density residential projects in Oakland, Santa Clara, and Sunnyvale. In San Francisco, the city celebrated the highly anticipated opening of IKEA.

August 1st:
Hines has reportedly halted plans for the 39-story office tower at 415 20th Street in Downtown Oakland, Alameda County. The proposal would have become the tallest structure in the Bay Area outside of San Francisco, but the struggling real estate market has pushed the prominent developer away. Now, the site is being offered as a future home for a new BART Police Headquarters.

Environmental Study Starts For 26-Story Tower In Downtown Berkeley

August 3rd:
Berkeley is starting the environmental review process for the Hub, a 26-story residential tower at 2128 Oxford Street in Downtown Berkeley, Alameda County. The proposal is one of the tallest in the city’s development pipeline, with 485 student-oriented rental units overlooking the western edge of UC Berkeley’s campus. Core Spaces is the project developer.

August 7th:
Santa Clara’s newest towers are also its tallest. Construction has topped out for 2300 Calle De Luna, an apartment complex with two towers rising from the eight-story podium and surrounded by landscaping in the Tasman East Specific Plan. Completion of the seven hundred units, shops, and landscaped public parkland is expected as early as next year. Related Companies is the project developer.

August 7th: While Related has topped out for the 23-story apartment tower at 2300 Calle De Luna, work is moving forward on several other mid-rise projects in Santa Clara’s Tasman East Specific Plan. The six structures will rise between six to eight floors high, creating over a thousand and five hundred units, shops, and new open space.

August 10th: Just two years after the Macy’s shopping mall was demolished in the center of Downtown Sunnyvale, construction has moved fast for phase two. A recent site visit by YIMBY has shown two seven-story offices and the twelve-story apartment complex have topped out, with facade installation underway. Hunter Properties and Sares Regis Group are jointly responsible for the project, part of the 36-acre Cityline Sunnyvale master plan.

August 15th: The City has approved plans for the 35-story residential tower at 395 3rd Street in SoMa, San Francisco. The high-rise project is expected to create 524 apartments from a surface parking lot at the corner of 3rd and Harrison Street, overlooking I-80. Strada Investment Group is the developer.

Builder’s Remedy Application Filed For 3150 El Camino Real, Palo Alto

August 22nd: Acclaim Companies has filed an alternative application for what is now a builder’s remedy-assisted plan to develop 3150 El Camino Real in Palo Alto, Santa Clara County. The seven-story project, initially filed this June, aims to build 380 new homes on the 2.55-acre site. Communications with the city’s planning department show the developer is filing the second application in response to the department’s signal of disapproval for the increased housing.

August 23rd: IKEA is opening its new store today in San Francisco. The famous Swedish store is launching its third Bay Area location, two decades after its East Palo Alto location, with a new approach for urban shoppers. The city model integrates delivery services for larger products, a deli, and future plans for the Hej!Workshop.​

August 24th: New renderings have just been published for the 12-story apartment infill at 2530 Bancroft Way in Berkeley’s Southside neighborhood. The infill aims to create 110 apartments across from the UC Berkeley campus and close to the city’s busy Telegraph Avenue. Landmark Properties is the project developer.

August 28th: Construction has topped out with facade installation underway for the 16-story residential complex at 2359 Harrison Street in Northgate-Waverly, Oakland. The project has reshaped a 0.86-acre parcel with hundreds of homes, retail, and a landscaped public plaza. Holland Partner Group is the developer.

August 29th: Construction has topped out for the 19-story mass timber apartment structure at 1510 Webster Street in Downtown Oakland, Alameda County. The project, the tallest mass timber tower on the West Coast, will bring 236 new residences capped by a public rooftop deck. oWow, the project developer, hopes to welcome their first residents before the year’s end.
