For the last twelve days of 2024, SF YIMBY will look back on each month and reflect on the biggest stories we covered. During July, we reported on the final approval for the Stonestown redevelopment, several large projects in Silicon Valley invoking the Builder’s Remedy, and increased plans for an eight-story apartment complex in the Outer Sunset. However, the most commented-on story of the month and the year for us was a 15-story apartment tower rising over College Avenue in Rockridge, Oakland.
Environmental Review Published For SRI Campus Redevelopment, Menlo Park
July 1st: The Environmental Impact Report has been published for Parkline, the redevelopment of the SRI International office campus near downtown Menlo Park, San Mateo County. The project seeks to replace most existing offices and parking across the gated campus with state-of-the-art research facilities, hundreds of homes, and over twenty acres of publicly accessible open space. The city’s detailed document is an important step that allows the project sponsor, Lane Partners, to pursue final approval.
Plans for Housing Revealed at 5295 College Avenue, Oakland
July 2nd: New plans have been revealed for a 15-story mixed-use infill at 5295 College Avenue in Rockridge, Oakland. The project aims to replace three commercial structures with 88 homes, offices, retail, and usable open space. Allen Construction Expediters is listed as the property owner and applicant.
Development Permit and New Renderings for 585 17th Street, Downtown Oakland
July 3rd: Development permits have been filed for the eight-story residential project at 585 17th Street in Downtown Oakland, Alameda County. The formal permit follows the February pre-application by developer DM Development. If built, the project would bring nearly a hundred homes to a quarter-acre parcel just two blocks from City Hall.
Detailed Renderings for 940 Willow Street, San Jose
July 4th: Updated renderings have been shared alongside the new planset for 940 Willow Street in Willow Glen, San Jose. The project invokes the Builder’s Remedy to bring 126 units on the 0.8-acre parcel. San Francisco-based Redco Development is the project sponsor.
Builder’s Remedy Invoked for Housing at 104 Constitution Drive, Menlo Park
July 8th: Development plans have been filed for a new residential infill at 104 Constitution Drive in Menlo Park, San Mateo County. The project aims to bring over a hundred additional homes to a growing bayside apartment district while replacing several low-slung industrial buildings close to the Meta office campus. Greystar is the project developer.
Housing Proposed for Ace Hardware in Los Gatos
July 12th: New housing plans are underway for the existing Ace Hardware at 15300 Los Gatos Boulevard in Los Gatos, Santa Clara County. The project aims to replace the store with nearly two hundred apartments. Arya Properties LLC is responsible for the application.
Modified Plans for 3601 Lawton Street, Outer Sunset, San Francisco
July 16th: Updated plans have been filed for a new eight-story residential infill at 3601 Lawton Street in San Francisco’s Outer Sunset. The application doubles the potential redevelopment’s height compared with 2018-era plans. 3S San Francisco is responsible for the application on behalf of the South City-based property owner, Double AA Corporation.
City Approves Stonestown Redevelopment Plans, San Francisco
July 18th: The San Francisco Board of Supervisors has approved the ambitious Stonestown Mall redevelopment. The estimated $2 billion mixed-use master plan aims to replace thirty acres of surface parking with over three thousand homes alongside a host of new uses around the existing 1.3-million-square-foot mall. Brookfield Properties is the project developer.
New Renderings For Artists Hub on Market, San Francisco
July 19th: New renderings have been published for the mixed-use plans by the local non-profit Artists Hub on Market at 1687 Market Street. The project, now one floor shorter than initially proposed, still plans to create 102 affordable housing units on top of three floors of community arts space. Mercy Housing is the project developer.
