Permits have been filed to erect a 40-foot tall industrial building at 10 Heron Street in SoMa, San Francisco. The scope of work includes demolishing a 1-story industrial building and replacing it with a 4-story mixed-use building. The construction will consist of commercial space on the ground floor, eleven residential units, and on-ground parking for two automobiles. RG Architecture is managing the project.

Residential planning review permits have been filed for an eleven-unit affordable housing project at 8395 Jackson road, College / Glen in Eastern Sacramento. The development is to be called St. Johns Village and is funded in part through the State-wide Homekey Housing program.

Development permits have been filed, and renderings revealed, for a new mixed-use building at 2700 International Boulevard in Fruitvale, Oakland. The 72-foot structure will yield 100,385 square feet, of which 57,298 square feet will be dedicated to the 75 apartments on-site, all of which are to be sold as affordable housing. The Bay-Area based Unity Council is responsible for the development.

Expanded Plans Move Ahead for 1220 H Street, Downtown Sacramento

New design permits have been filed for 1220 H Street in Downtown Sacramento, a planned mixed-use building with adaptive reuse of a brutalist facade. The alteration brings 28 new units, making this a 137-unit development. Cliff Orloff of Orloff Property Management Inc. is responsible for the development.

1888 Martin Luther King Jr Way Breaks Ground In Downtown Oakland

1888 MLK, a new six-story residential development, has broken ground at 1888 Martin Luther King Jr Way in Downtown Oakland. Once complete, the surface parking lot will be replaced with 88 modern studio apartments. Prefab Logistics is partnering with Oakland-based architecture firm Baran Studios for this urban in-fill project.

Trinity Place Phase IV Nearing Completion at 1177 Market Street, SoMa, San Francisco

A recent site visit by SF YIMBY has shown that the fourth and final expansion of the Trinity Place residential block in SoMa is nearly complete. The exterior has been almost entirely sealed up for 1177 Market Street, though scaffolding remains in the Market street portal through the building to the courtyard. Whole Foods will be an anchor tenant for the project, opening up its largest store in the city. San Francisco-based Trinity Properties is responsible for the development.

Singaporean REIT Purchases 505 Brannan Street & 510 Townsend Street

Singapore’s Ascendas Real Estate Investment Trust, or Ascendas REIT, recently purchased two buildings in San Francisco for $572 million. Alexandria Real Estate Equities (ARE) and TMG Partners are on the other end of the move, parting with their partnered ownership of 505 Brannan Street and 510 Townsend Street in the SoMa neighborhood. This transaction follows the pair’s recent success in selling the 945 Market Street mall to Ikea. The deal marks Ascendas’ introduction to the Bay Area real estate market.

Plans for a new twenty seven-story development at 469 Stevenson Street have recently been brought to the public’s attention by an informational presentation to San Francisco’s Planning Commission. The tower will rise 274 feet high in SoMa. Inside, over half a million square feet will bring 495 new houses to market. San Francisco-based BUILD is responsible for the development.

995 East Santa Clara Street Purchased by First Community Housing, Roosevelt Park, San Jose

995 East Santa Clara Street has been purchased by the Bay Area-based First Community Housing residential developer for $5.5 million. The East Bay Times reports that the purchase brings FCH a step closer to realizing a 125-unit affordable housing structure on an 18,300 square foot parcel near downtown San Jose. The project benefits from San Jose’s General Plan 2040 Urban Village zoning.
