Amendment Expands San Jose’s Diridon Station Area Plan

The City of San Jose has published a 267-page addendum to the Final Environmental Impact Report of the Diridon Station Area Plan, showing an increase in allowed office space and hotel rooms in downtown San Jose. The Diridon Station Area Plan, or DSAP, is a purposeful rezoning of 262 acres adopted by San Jose in 2014 to build closer to public transit. The plan aims to extend the city’s Central Business District to reach the train station in response to 2008’s successful Proposition 1A to start the High-Speed Rail project from southern to northern California, including the anticipated link with Diridon Station.

Permits Filed For Adaptive Reuse of 818 K Street In Downtown Sacramento

Development permits have been submitted seeking the approval of adaptive reuse of the five-story building at 818 K Street in Downtown Sacramento. The project proposal includes constructing thirty-six apartment units in the third, fourth, and fifth floors including HVAC, plumbing, and fire safety.
Permits reveal that K&R Development Inc is the property owner.

Preliminary planning permits have been filed for a six-story mixed-use development replacing a single-story Chuck E. Cheese location at 1371 Kooser Road in the Cambrian neighborhood in southern San Jose. The proposal is expected to offer 100% affordable multifamily apartments opposite the Princeton Plaza Mall. Affirmed Housing is responsible for the application.

The 440-foot tower at 500 Folsom Street is tied with two other structures as the 43rd tallest building in the Bay Area, located in SoMa, San Francisco. 500 Folsom Street, also known as Transbay Block 9, was between 2016 and 2019 to contribute housing and retail. The project was developed by the Real Estate Investment Trust Essex, TMG Partners, and BRIDGE Housing.

Public Notice Circulates for 1817-1823 Alemany Boulevard, Outer Mission, San Francisco

Public notices will start to circulate for neighbors of the proposed development site at 1817-1823 Alemany Boulevard, located in the Outer Mission neighborhood of San Francisco. New building permits have already been filed for the site and are under review. Alemany Properties LLC, a small corporation run by an Alameda resident, is responsible for developing as a project sponsor.

The development will produce nearly a million square feet of office space, parking, retail, and greenery while retaining a mid-Century theater as part of the mixed-use Santana Row / Valley Fair Urban Village plan. Federal Realty Investment Trust is developing the project.

One of the most inspiring challenges for urban planners is how to reintegrate overbuilt vehicle infrastructure into the city’s fabric. Gensler shows one solution for evolving these elements in a recent publication, even when there is an enduring necessity. As mass-transit is being improved and surface parking redeveloped across downtown San Jose, this process will increase the need for building like the San Pedro Market Parking Garage at 45 North San Pedro Street. Over the last year, Gensler’s San Jose offices noticed that the garage roof was often carless and was encouraged to see people visit and enjoy the space. Moment 2.0 is the firm’s response to this observation, a visual illustration that imagines a community environment they hope to see built.

First Community Housing Is Developing Housing For Homeless and Veterans at 201 Bassett Street, San Jose

Development permits have been filed seeking the approval of constructing an apartment building at 201 Bassett Street in Downtown San Jose. San Jose-based nonprofit, First Community Housing is developing a six-story apartment building that will provide housing to veterans and people currently experiencing homelessness. Named Iamesi Village, the project is under construction and will develop 135 units located at the intersection of Bassett and Terraine streets.
OJK Architecture and Planning is the master architect. A housing master plan is being developed by Intracorp Homes, Swenson, and First Community Housing in partnership with San Jose’s redevelopment agency on the 5.72-acre lot adjacent to the downtown core.

Construction Wrapping Up, Sales Launched for 188 West Saint James, Downtown San Jose

Construction is nearing the finish line for the $200 million two-towered high-rises at 188 West Saint James in Downtown San Jose. Apartment sales have already launched, with prices ranging from $525,000 to over $1 million. Z&L Properties is the project developer, with Polaris Pacific in charge of sales. Staff working on the development have confirmed for SFYIMBY that the building is expected to open towards the end of 2021 if conditions allow.
