Planning applications for two conjoined seven-story office buildings at 474 Bryant Street and 77 Stillman Street in SoMa have begun the review process for city approval. The development will bring 123,490 square feet to a retail-rich area, nearly three blocks from the Oracle Park baseball stadium. San Francisco-based Aralon Properties is responsible for the development, operating through 474 Bryant LLC.
Development permits were submitted for approving the construction of a five-story residential building on two vacant lots at 1055 Texas Street in Potrero Hill, San Francisco. The project includes a forty-nine feet high residential building with twenty-five residential units. The construction site is toward the east side of Texas Street between 23rd and 25th Streets. SIA Consulting is manning the design concepts and construction of this project.
Preliminary planning documents have been submitted to the city for significant mixed-use development at 1325 East Julian Street in the Five Wounds Urban Village of San Jose. Named Via De Camila, the proposal is in the beginning stages, but early documents suggest between seven to eleven buildings with as many as 1,300 residential units. ROYGBIV Real Estate Development is responsible for the project.
New building permits have been filed for the affordable housing plan at 240 Van Ness Avenue in the Civic Center, San Francisco. The address is across from City Hall at the corner of Grove Street and Van Ness. Once complete, it will add 109 units and ground-level retail for the highly-trafficked street corner. Mercy Housing is the project developer.
Development permits were submitted for 1021 Valencia Street in the Mission District, San Francisco, earlier in 2020. A request for Discretionary Review of the filed building permits has been submitted. The project proposal includes the demotion of the existing commercial building and construction of a new mixed-use six-story residence. The building will feature twenty-five residential units and will meet affordable housing criteria; two residential units in the structure will be listed as below-market rate.
