Development permits have been submitted for approving the construction of a new mixed-use multi-family housing development on 1322 O Street in Downtown, Sacramento. The project proposal consists of a five-story building with fifty-eight studio units and a 1,300 square feet cold-shell retail space. Williams + Paddon Architects manages the design concepts, and construction and Tricorp Construction is the contractor for the project.

Development permits have been filed and approved for a six-story residential development at 2116 Brush Street in Ralph Bunche, West Oakland. The project will transform a currently vacant parcel on Downtown Oakland’s border and just under fifteen minutes walk from the 19th Street Oakland BART station. Oak Brook Partners is responsible for the development, dubbed Villa Oakland.

New Medical Facility for Bayer Reviewed at 800 Dwight Way, Southwest Berkeley

Berkeley’s Design Review Committee is expected to approve a new three-story medical facility at 800 Dwight Way, just blocks from the waterfront Aquatic Park in industrial Southwest Berkeley. The project, dubbed Building 69, is to house phases two and three of Bayer’s Cell Culture Technology Center. PM Group is responsible for the design and project management.

New building permits have been filed for a new two-story restaurant and warehouse at 16 Toland Street, near Islais Creek in Bayview, San Francisco. The address is notable for being the victim of a four-alarm fire in March of 2020. The site was host to a locally-beloved eatery, the Bonanza Restaurant.

Permits Filed for Senior Housing at 76 North Winchester Boulevard, Santa Clara Agrihood

New building permits have been filed to construct a four-story senior housing building and community center at 70 and 76 North Winchester Boulevard, Santa Clara. These addresses are part of the multi-building mixed-use development dubbed Santa Clara Agrihood. The City entered a private-public partnership with Core Companies to construct 1.5 acres of agriculture connected to 361 homes, of which the City will sell 181 as affordable.

Renderings Revealed For 2239-41 Wellesley Street, Palo Alto

Development permits were submitted, anticipating the approval of an apartment building on 2239 Wellesley Street in College Terrace, Palo Alto. The project proposal includes constructing twenty-four units in a three-story apartment building on two adjacent lots at 2239 and 2241 Wellesley Street. The new construction, Wellesley Housing, will replace the existing two single-family homes. The project proposes thirteen studios and eleven one-bedroom apartments in the building that will rise to a three-story height.

Renderings have revealed plans for a mixed-use affordable housing project at 5700 Stockton Boulevard in Fruitridge Manor, Sacramento. The project will fill the former San Juan Motel site, which was demolished almost a decade prior. Sacramento Housing and Redevelopment Agency recently selected Mutual Housing California to be responsible for the development.

Coming in as the fiftieth tallest tower in the Bay Area built or planned is Jasper, a prominent building along the San Francisco skyline perched on Rincon Hill. The 430-foot tower at 45 Lansing Street, SoMa, was completed in 2016 by Miami-based Crescent Heights and then purchased in the summer of 2019 by Northwestern Mutual for $306 million. The development was made possible by San Francisco’s 2005 Rincon Hill Plan, a neighborhood-focused zoning program that helped pave the way for many of the towers on our list to offer housing in the Central Business District.

Sacramento City Council Votes to Change Single-Family Zoning

The Sacramento City Council voted unanimously on Tuesday in favor of a draft plan to change the city’s exclusive zoning for single-unit households. Starting December of 2022, the city will allow the construction of single-family homes, duplexes, triplexes, and fourplexes in areas that are currently zoned for single-unit homes only. The City Council voted 8-0 in approval, taking inspiration from the cities of Minneapolis and Portland, Oregon.

Remodeling Planned For 135 Post Street In Lower Nob Hill, San Francisco

Development permits have been submitted for requesting the approval to convert the existing retail space in 135 Post Street in Lower Nob Hill, San Francisco. The project proposal includes converting the retail area on levels three, four, five, and six into office use. The conversion will result in 49,000 square feet of retail space being converted into office space. WZ Architecture is manning the design concepts and construction of the project.
