“BIG Pants” Revealed for 35 South 2nd Street, Downtown San Jose

New elevations reveal plans for a tower at 35 South Second Street, Downtown San Jose. The starchitect Bjarke Ingels Group (BIG) is behind the design, which has a striking resemblance to a pair of trousers. The 289-foot tower will provide a large quantity of residential, office, and retail space around the corner from the future BART station and historic Bank of Italy Tower. Vancouver-based Westbank Corporation is developing the project.

Budding Development Reviewed for Former Nursery at 770 Woolsey Street, Portola, San Francisco

The San Francisco Historic Preservation Commission is to review refreshed plans for the residential development of 770 Woolsey Street, formerly the University Mound Nursery, in the city’s Portola neighborhood. The proposal is for 62 residential units, some sold as affordable, and retaining two historic structures. L37 Partners is responsible for the construction.

The proposed project involves rezoning planned development and aims at building the new residential units at affordable prices. The proposed project is a part of the development proposed for El Camino Real.

1001 Van Ness Avenue Tops Out, Facade Reaches Top in Fillmore District, San Francisco

Construction of the thirteen-story mixed-use tower at 1001 Van Ness Street, San Francisco, has topped out as the facade nears completion. We last covered the site in early October, when the concrete structure was just eight stories high, and the first facade panels were installed. Designed by Handel Architects, the building will bring a new center for assisted senior living along the city’s fast-developing Van Ness corridor and the Fillmore District. Related Companies and Atria Senior Living are managing the development through a joint venture.

Permits Filed for 3000 San Pablo Avenue, Southwest Berkeley

New building and demolition permits have been filed for a substantial six-story residential building at 3000 San Pablo Avenue in Southwest Berkeley. These permits come just five months after the city council approved development plans. Read Investments is responsible as the property owner and developer.

Mercy Housing has filed for permits to construct affordable residential units on a 7.76 acres property on 4995 Stockton Boulevard, Sacramento. The project proposal consists of 200 residential units. If the tickets are approved, Mercy Housing could break ground in eighteen months. The plans show that the proposed project will have 21 residential buildings, a four-story building with commercial and office space on the ground floor, seven three-story buildings with twelve units, and thirteen triplex buildings.

Permits Filed to Rehabilitate A Painted Lady from the Seven Sisters, Western Addition, San Francisco

A planning application has been filed for the rehabilitation of 714 Steiner Street, one of the iconic Seven Sisters along Alamo Square in the Western Addition neighborhood in San Francisco. The filing describes eight different alterations to make the two units habitable. While there is no proposed alteration to the front facade, there will be changes to the ground-level entrance, rooftop, and back. David Armour Architecture is responsible for the design, with historical consultation by Architecture + History LLC.

Plans for 921 98th Avenue Heads to Oakland Planning Commission This Week

Fleischmann Property LLC is sharing with the public that 921 98th Avenue in Elmhurst Park is heading to the Oakland Planning commission this Wednesday, December 16th. The meeting will discuss the residential project’s preliminary development plans and the Final Development plans (FDP) for the Master Street and Open Space Improvements. The FDP will cover new roads and open spaces that will be produced to benefit the many potential residents. Madison Park is the developer for the project.

A Multi-Family Residential Building on 1705 Mandela Parkway In Oakland

The project features a 25,800 square foot development consisting of thirteen three-story townhome-style residential units. The construction will be done on six lots merged into one. The total site area is 14,668 square feet. Riaz Capital is managing the design and construction; they have been successfully operating in the Bay Area since 1977 and the East Bay multi-family market since 1999.

The forty-foot proposal yields 8,057 square feet with four apartments and one unit of ground-floor retail. The project replaces an existing commercial building to add more housing to the high-end neighborhood. Redwood Properties is responsible for the development as the property owner.
