Permits have been approved to reduce residential units to be built at 10500 International Boulevard in the Elmhurst neighborhood of Oakland. The move reduces the eventual construction from offering 529 units to 393. While phase one is currently underway to build a seven-story and 324 unit structure, a planned phase two will now build just 69 units versus the initial 205 proposed. AMG & Associates LLC is responsible for the application.

Addition Of Dwelling Units Planned For 257 San Jose Avenue In Mission, San Francisco

Development permits have been submitted to allow the addition of five accessory dwelling units to a building on 257 San Jose Avenue in the Mission District, San Francisco. The proposal includes adding five more dwelling units on the ground floor to the existing eight units. Thousand Architects is managing the design and construction of the project.

New permits have been filed to add a fourth floor to proposed townhouses at 1608-1618 32nd Street in Clawson district of West Oakland. If approved, the construction will provide more housing in an area zoned for industrial, medium, and high-density residential developments. The plan will provide six residential units on top of a currently vacant lot. The neighborhood Dogtown Development Company is responsible for the project through Gold Standard Partners LLC.

A Five-Story Apartment Building Planned At 1204 Howard Street, San Francisco

Construction permits were submitted for the Preliminary Project Assessment of an apartment building planned at 1204 Howard Street in SoMa, San Francisco. The project proposal includes constructing a five-story apartment building with retail spaces on the first floor. The building will feature a total of twelve dwelling units with a mix of one and two-bedroom units. Tecta Associates is the architecture firm managing the design concepts and construction of the project.
The total site area is 4,500 square feet, the total proposed built-up area is 16,875 square feet, and the total commercial area proposed is 3,351 square feet. A total of seven bike parking spaces are also proposed.

New building permits have been filed for a one-unit residential structure between 37 and 43 7th Avenue by the Presidio Golf Course in the Richmond District, San Francisco. The design features the Bay Area’s distinctive traditional Shingle Style with a green-painted bay window. Gould Evans, the same firm behind the rising twenty-six story 30 Otis Street, is responsible for the proposal.

Elevations Revealed as 415 20th Street Heads to Oakland Design Review Committee

Plans for a 622-foot office tower at 415 20th Street are heading to the Oakland Design Review Committee on January 27th. If it is built as proposed, the tower will become the tallest skyscraper in Downtown Oakland and the tallest building in California to not be in Los Angeles or San Francisco. The review requests permit approval for the design, conditional use for a large project, and variance for the maximum setback. Ultimately, the Oakland Planning Commission will make the final decision. Hines is backing the proposal, working through 415 20th Street LLC.

Student-Housing Developments Anticipated in Folsom Boulevard, Sacramento

Development permits were submitted for proposing the construction of two student housing developments on 6661 and 6409 Folsom Boulevard in East Sacramento. The first project proposal for 6661 Folsom Boulevard includes a new six-story multi-unit dwelling and has been submitted for a site plan and design review. The student-housing planned features a 143-unit building with 376 beds and surface-level parking for 74 vehicles. The site is located at the intersection of Folsom Boulevard and Elvas Avenue and currently houses three buildings proposed for demolition.

Recent activity shows that development persists for an eight-story mixed-use infill at 744 Harrison Street in SoMa, San Francisco. The project will bring a mix of hotel and residential use on top of a ground-level restaurant. However, this persistence comes in the form of a permit approval extension. The development was originally approved in 2018. An application to extend construction entitlements for an additional three years was approved Wednesday. Leon Lee & Associates are responsible for the development as the property owner.

The fifty-first tallest structure in the Bay Area is Infinity 1 at 338 Spear Street, SoMa, San Francisco. The 423-foot tall tower opened in 2008 as one of the distinguishing symbols for the development south of Market Street, especially given its prominent position beside the Bay Bridge. Its undulating dark cyan curtain-wall facade reflects modernist architecture’s evolution in the new millennium, facing pressure to reject traditional ornamentation and the boxed rigidity of the 20th-century modernist design. Tishman Speyer was the developer for the construction and remained as the property owner.
