Despite objections from contraction unions, an application to introduce a new residential project continues to progress for a site located at 3000 Shattuck Avenue in South Berkeley, Alameda County. The project proposal includes the construction of a new 10-story development offering space for residential and commercial uses. The project site currently houses Berkeley Gas and Smog gas station. NX Ventures is the project applicant and property owner. Trachtenberg Architects is responsible for the designs. InsideOut is responsible for landscape architecture.

In a major pivot, developer Jay Paul Co. has decided to convert a large portion of the ongoing CityView Plaza project from office to residential. The site, at the northeast corner of Almaden Boulevard and Park Avenue in Downtown San Jose, will transform an existing four-office building campus into 320 units, rebooting construction on the project which paused last year due to poor market conditions.

New site development permits have been submitted for work to begin on a residential project proposed for development at 535 East Santa Clara Street in Naglee Park, San Jose. The project proposal includes the development of a new six-story mixed-use complex offering spaces for residential, commercial and student housing uses. The project site is currently developed with a shuttered restaurant, slated for demolition. The project site is a parcel spanning an area of 0.436 acres. The project site is located on the Northwest corner of East Santa Clara Street and North 12th Street.

Updated preliminary plans have been filed for a proposed four-story hotel at 465-477 Grove Street in Hayes Valley, San Francisco. The development invokes state laws to streamline the approval process for the construction of over a hundred guest rooms a block away from Patricia’s Green in Hayes Valley. Chirag Investment Group is listed as the property owner.

Preliminary plans have been filed for a resubmitted mixed-use infill at 280 7th Street and 79 Langton Street in SoMa, San Francisco. The proposal will create twenty apartments across two structures and a small commercial space on the narrow lot just three blocks from Market Street. San Mateo-based Dragonfly Investment Group is responsible for the application.

The proposal shows optimism from the developer that the demand for high-end office space will return. Related California and the City are jointly responsible for the project in a public-private partnership.

The San Francisco Planning Commission is scheduled to review plans for the stalled 47-story tower at 30 Van Ness Avenue tomorrow at noon. The project has remained an empty hole since 2023 in the center of the city’s once-burgeoning Market-Octavia Area Plan. Australian developer Lendlease hopes that modifications to the approval may make the project more financially feasible, in part, by removing affordable housing.

Formal permits have been filed for the 67-story skyscraper at 10 South Van Ness Avenue in San Francisco. This application shows a remarkable increase of over a hundred apartments compared with the preliminary permits filed last October, with a rooftop height adjustment that would make it the fourth-tallest building in the city. Florida-based Crescent Heights is the project developer.
