Permits Filed For 1450 Owens Street In Mission Bay, San Francisco

Permits have been filed for new medical offices at 1450 Owens Street in the neighborhood of Mission Bay, located just outside of Downtown San Francisco. The permit calls for the construction of a new mixed-use life sciences lab. The building will have approximately 131,000 square feet of space of life science research space, 49,998 square feet of office space, and 2,600 square feet of ground-floor retail space. The structure will stand 109 feet tall, with a 20-foot tall mechanical penthouse situated atop the building. The structure is on a 1.13-acre lot.

New building permits are filed for the mid-density residential project at 344 14th Street, on the north edge of the Mission District, San Francisco. The seven-story apartment block will add sixty new homes to the neighborhood, along with ground-floor retail. California-based Manouch Moshayedi of MX3 Ventures is responsible for the development after purchasing the parcel in 2015 for nearly $5 million.

5M Nears Topping Out in SoMa, San Francisco

Construction for the billion dollar 5M is progressing quickly, with the largest building already near topping out sixteen months after groundbreaking in SoMa, San Francisco. The project will produce six structures, three new, three historic restorations. This includes the former headquarters of the San Francisco Chronicle newspaper, owned by Brookfield Properties’ partner for the development, Hearst. The master plan is by SITELAB Urban Studio, guided by the stated mission to create a privately funded arts- and community-oriented mixed-use district. Recent filings have resurfaced the proposed 575-unit residential and transit hub development of Potrero Yards at 2500 Mariposa Street, Mission District, San Francisco. A memo to the historic preservation commission shows that the SFMTA is planning for how to proceed without or without approval to demolish a two-story 1915-built structure on site. If fully approved, the project would yield over 1.3 million square feet.
