Trinity Place Phase IV Nearing Completion at 1177 Market Street, SoMa, San Francisco

A recent site visit by SF YIMBY has shown that the fourth and final expansion of the Trinity Place residential block in SoMa is nearly complete. The exterior has been almost entirely sealed up for 1177 Market Street, though scaffolding remains in the Market street portal through the building to the courtyard. Whole Foods will be an anchor tenant for the project, opening up its largest store in the city. San Francisco-based Trinity Properties is responsible for the development.

Singaporean REIT Purchases 505 Brannan Street & 510 Townsend Street

Singapore’s Ascendas Real Estate Investment Trust, or Ascendas REIT, recently purchased two buildings in San Francisco for $572 million. Alexandria Real Estate Equities (ARE) and TMG Partners are on the other end of the move, parting with their partnered ownership of 505 Brannan Street and 510 Townsend Street in the SoMa neighborhood. This transaction follows the pair’s recent success in selling the 945 Market Street mall to Ikea. The deal marks Ascendas’ introduction to the Bay Area real estate market.

Plans for a new twenty seven-story development at 469 Stevenson Street have recently been brought to the public’s attention by an informational presentation to San Francisco’s Planning Commission. The tower will rise 274 feet high in SoMa. Inside, over half a million square feet will bring 495 new houses to market. San Francisco-based BUILD is responsible for the development.

New Construction On 2312 Vicente Street, Sunset Boulevard, San Francisco

Permits have approved a new construction on 2312 Vicente Street, Sunset Boulevard, San Francisco. The project site is 54.5 feet by 75 feet rectangular lot located on a block bounded by Vicente Street 35th Ave, Ulloa Street, and 34th Ave. Currently, the plot holds a 1-story church built in 1950. The proposed project would demolish the existing church, subdivide the lot into two 2,043.75 square feet parcels and construct a 3-unit building on each lot. Schaub Ly Architects is managing the project.

The project includes the complete renovation and expansion of an existing residential and commercial building. The proposal consists of a one-story vertical addition and horizontal developments to accommodate three additional dwelling units. The project also proposes to demolish an existing detached garage structure at the rear of the property and create a four-car garage on the basement floor through excavation. Authorization for the second and final phase for Brannan Square in SoMa, San Francisco, is heading to the city’s planning commission. The second phase will include the construction of 211,600 square feet of office space and 11,050 square feet for retail with light industrial use in one of three planned new buildings. Tishman Speyer is responsible for the development.

For 960 Jamestown Avenue, the project includes an approximately 4,215 square feet three-story single-family residence. For 950 and 938 Jamestown Avenue, the proposal is to demolish the existing detached garage and split the lot into two separate lots for new construction of two three-story single-family residences ranging from 4,099 to 4,277 square feet. Chan.
