San Francisco takes longer than any other city in California to approve new housing. For this reason, the State of California’s Department of Housing and Community Development has launched its first-ever investigation with the Housing Accountability Unit. According to the HCD, the team will be “identifying and removing barriers to approval and construction of new housing there.”
Following a recent inquiry, YIMBY has received an update from the Millennium Tower team about the progress of modifications to the original foundation in SoMa, San Francisco. Crews finished the installation of 18 piles by early 2022. Now, crews are working to tie the piles into the building. As for what this will do for the Millennium Tower, the principal engineer of the fix, Ronald Hamburger, says this work will “arrest its settlement and begin recovering tilt that has occurred.”
New renderings have been published for three new buildings with 896 units in the urban redevelopment of Parkmerced in San Francisco. The structures constitute Phases 1C and 1D, the last two subphases of the first leg of construction. Maximus Real Estate Partners is developing the 152-acre master plan.
Design review permits have been filed for a five-story residential infill at 424 12th Street in Sacramento’s Alkali Flats neighborhood. The project would create 94 new homes on a nearly 0.6-acre lot directly across from a light rail station. HRGA is responsible for the design.
Plans to add more housing could soon be seen fulfilled in Bay Fair in San Leandro. The project proposal includes the development of a housing project at multiple addresses: 15693, 15739 and 15741 East 14th Street. Plans call for the transformation of a shopping center parking lot into a 487-unit apartment complex. Encino and AMG & Associates are the project developers. The development team includes Orange and AO Architects.
