San Francisco Deems Safeway Marina Tower Eligible for AB 2011 Approval

The San Francisco Planning Department has published a notice of conditional Project Eligibility for Assembly Bill 2011 Approval of the proposed 25-story mixed-use tower at 11-15 Marina Boulevard, San Francisco. The state law now mandates a final decision by August for the nearly 800-unit development and Safeway replacement along the city’s affluent northern waterfront. Align Real Estate, a prominent local developer, is the project sponsor.

Preliminary applications have been filed for the townhouse redevelopment of 2200 Fifth Street in West Berkeley, Alameda County. The development now seeks a Middle Housing zoning certificate to replace the surface parking lot with eight three-story apartments. Oakland-based Broadway Design Build is the project applicant.

Construction is now underway for the nine-story affordable senior housing complex at 967 Mission Street in SoMa, San Francisco. BGI and Nibbi have started excavation on the former surface parking lot in preparation for the 95-unit residential infill. The development is sponsored by the MOHCD, following the property’s dedication to the city by the developers of 5M.

The San Jose Planning Commission is scheduled to review plans later this week for a sprawling townhouse development at 5670 Camden Avenue in the Cambrian neighborhood of San Jose, Santa Clara County. The development will replace several baseball fields with over a hundred units across several dozen buildings. Mana Investments is responsible for the application, filing through Mana Camden Fund, LLC.

Approval Upheld For 940 Willow Street in Willow Glen, San Jose

Planning approval has been upheld for a seven-story apartment complex at 940 Willow Street in San Jose’s Willow Glen neighborhood. Earlier this week, the San Jose Planning Commission rejected an appeal of the approved Builder’s Remedy-assisted development, which seeks to add 126 apartments near the intersection of Willow Street and Lincoln Avenue. Redco Development is responsible for the application.

New building permits have been filed for the approved mixed-use project at 1333 Columbus Avenue near Fisherman’s Wharf, San Francisco. The development is looking to replace a vacant building with a four-story apartment complex. Chicago-based Aventine Property Group is listed as the property owner.

Permits Filed for a New Two-Unit House at 36 Nevada Street in San Francisco

Permits were filed earlier this month for a three-story single-family home with an attached additional dwelling unit located at 36 Nevada Street in San Francisco. The current site is a steeply sloped vacant parcel that backs directly up to the Bernal Heights Park. The building will be partially cut into the hillside, removing approximately 315 cubic yards of soil from the site.

The potential skyscraper is expected to add 541 apartments with ground-floor parking. The Emerald Fund is responsible for the application on behalf of the owner, Washington Capital.

Developers Plan to Fastrack New Apartment Building at 501 South Almaden Ave in San Jose

The plans indicate a significant scale-up from earlier proposals, raising the total number of units from 53 to 99. The project’s developer, Satellite Affordable Housing Associates, will be using Senate Bill 35 as a means of expediting the higher-density project.
