Proposed modifications to the redevelopment plan give minor alterations to the approved mixed-use project of 3333 California Street in Laurel Heights, San Francisco. The development will replace the existing UCSF Laurel Heights property with 752 new apartments, a quarter of which will be affordable housing, retail, and more. The changes expand Euclid Green’s public open space by not building one duplex townhome, modifications to the Presidio Steps, and an adjustment to the project tree count. Prado Group is the project developer.

A project proposal is underway for an expanded new residential triplex at 575 Vermont Street in the Potrero Hill neighborhood of San Francisco. The project would replace an older single-story A-frame house with a contemporary design and modern facilities with a studio ADU and two family-size apartments. Timbre Architecture is responsible for the design.

New Residential Complex By AvalonBay Proposed At 6700 Golden Gate Drive, Dublin

The construction of a new residential complex at 6700 Golden Gate Drive in Dublin has moved forward. Real estate investment firm, AvalonBay Communities bought the project site last month. The property site currently houses an industrial building which is proposed for demolition. The property was purchased though an affiliate and costed around $38.6 million.

Permits Filed For Eighteen Residences In Greenbriar, Sacramento

Permits have been submitted for review seeking the approval of a residential project proposed in Greenbriar, Sacramento. The project proposal includes the construction of eighteen multi-story residences. Irvine-based homebuilder firm, Lennar Homes of California Inc, is the project builder.

Developers have filed a Large Project Authorization request for an eight-story group housing project at 401 South Van Ness Avenue in the Mission District, San Francisco. The application comes with a recently published planning document detailing the project description and scale. The corner-lot proposal will become a mixed-use building with 153 bedroom suites, commercial retail, and residential amenities. The Kansas-based Elsey Partners is responsible for the development.

Planning Commission To Review 3855 West Street, Longfellow, Oakland

A Vesting Tentative Tract Map and Minor Conditional use permits for on-site five units, a mini-lot development, and a shared access facility have been submitted. The property is located at 3855 West Street in Longfellow, North Oakland. The project proposal includes constructing six residential units on the vacant lot and minor front entry and setback changes.

Preliminary Permits Filed for 2315 Canoas Garden Avenue, South San Jose

A recent Phase planning application has been filed verifying the composition of phase one in a 17-acre residential project on land controlled by the San Francisco Public Utilities Commission at Balboa Reservoir around 11 Frida Khala Way, San Francisco. Phase one will replace surface parking with an expected 628 new residential units divided between six horizontal and vertical blocks, ranging from townhouses to condos and market-rate to affordable housing. Balboa Reservoir is a joint venture between BRIDGE Housing and AvalonBay Communities.

Newly filed planning permits online show that plans for a seven-story development at 1208 Q Street are ready for building. DR filing permits submitted in late 2020 have been approved. The proposal will add 51 new units to Downtown Sacramento’s housing market, less than ten minutes away from the State Capitol Building. Urban Development + Partners is the property owner and developer.
