Permits Filed For 923 Market Street In SoMa, San Francisco

Permits have been filed seeking the approval of facade remodel and construction proposed for the building at 923 Market Street in SoMa, San Francisco. The project proposal includes the addition of a new front facade on the first and second floors along with remodeling of the rear facade on the second floor. The proposed changes will transition the building use from office to residential. Goldman Architects is managing the design concepts and construction.

Preliminary permits have been filed for a proposed development at 385 South Winchester Boulevard inside San Jose’s Santana Row/Valley Fair Urban Village boundaries. The permits show two different uses are under consideration for the site. The first option is to build commercial offices, and the second option is to produce residential housing. Ian Birchall + Associates is listed as involved with the project.

Plans Revealed for Apartments at 4199 Mission Street, Excelsior, San Francisco

New plans have been revealed for a forty-unit residential building with affordable housing at 4199 Mission Street, on the border between Excelsior and the Outer Mission in San Francisco. The 65-foot tall structure will yield 54,120 square feet, with 43,700 square feet for residential use and 4,390 square feet for vehicular parking. Gary Gee Architects is responsible for the design.

Permits have been filed to build a new single-family dwelling at 8156 Skyline Boulevard, a vacant parcel on the Oakland Hills by Montclair. The hills have been a historically valuable destination for suburban development with remarkable views across the Bay despite the risks posed by wildfires. John Clark Architects is responsible for the design.

2354 Calle Del Mundo Expects Approval, Tasman East, Santa Clara

The Santa Clara Planning Commission has been recommended to approve plans for 2354 Calle Del Mundo in the Tasman East Specific Plan area at the northern edge of Santa Clara. The eight-story building is expected to add 89 new units near Lafayette Street as part of the rising neighborhood of potentially over four thousand apartments. If approved, it will become the latest of eleven proposals for the area. Long Beach-based Ensemble Real Estate Investments is responsible for the development.

Design Review Pending For 3315 Almaden Expressway, San Jose

San Jose Planning Commission will review the site plan and conditional use permits seeking the approval of an assisted living facility at 3315 Almaden Expressway in San Jose. The project proposal includes the demolition of a commercial building spanning 44,488 square feet, removal of 21 ordinance-size trees, and the construction of an assisted living facility. Urbal Architecture is responsible for the design concepts and construction.

Landsea Homes Acquires 182 Waterfront Homesites In Alameda

Residential home builders Landsea Homes, announced today the acquisition of 182 homesites at the Alameda Marina master-planned community in Alameda, California. The project proposed at the site will offer townhomes for sale in two different neighborhoods. The city specifically designated Alameda Marina LLC for mixed-use redevelopment as well as multifamily housing.

Developers Filed Preliminary Project Assessment for Freedom West, San Francisco

Developers have completed and submitted the preliminary project assessment letter, or PPA, for the $2 billion Freedom West project around 710 McAllister Street in San Francisco’s Filmore District. In the letter, San Francisco’s Planning Department staff expressed support for Freedom West to build 2,305 new apartments with affordable housing across four city blocks. PPA is the initial process that evaluates moderate to large proposals before development applications are filed.

Building permits have been issued for City Ventures’ Blossom House at 9873 MacArthur Boulevard in Toler Heights, Oakland. The project proposal consists of the construction of four three-story buildings with twenty-nine residential units. Blossom House is one of the four houses that are proposed for construction.

New Affordable Housing Reaches Completion At 1150 3rd Street, Mission Bay, San Francisco

A new apartment complex has reached its successful completion at 1150 3rd Street in Mission Bay. The affordable housing complex is given its name in honor of the late former mayor, Edwin M. Lee, and will offer housing to unhoused veterans and low-income families. OCII, Chinatown Community Development Center, and Swords to Plowshares, a veteran-focused nonprofit worked together to develop the property. Leddy Maytum Stacy Architects, Saida + Sullivan Design Partners are the architects responsible for design and construction.
