Since our last coverage, several important milestones have been achieved for the American Buddhist Cultural Society’s proposal to replace the San Bao Temple at 1750 Van Ness Avenue in Nob Hill, San Francisco. Skidmore, Owings & Merrill has tweaked the design, San Francisco’s planning commission approved the Conditional Use Authorization in September, and the building permits were filed in November.

The City of Novato has approved plans for a low-density 80-unit residential development at 8161 Redwood Boulevard, Marin County, by Habitat for Humanity. The development will cover an eighth of 13 acres, building 23 townhome-style structures around several open spaces. All units will be affordable.

New building permits have been filed for a residential infill at 1619 N Street in Midtown, Sacramento. The application calls for a 102-home apartment building, the primary component of a full-block project. Cresleigh Homes Corp is responsible for the development through Altitude Sacramento LLC.

The new pre-application permit has been filed, indicating development progress for the proposed apartment complex at 111 Independence Drive in Menlo Park, San Mateo County. The proposal will rise eight floors, adding 105 new homes, of which over a dozen will be affordable. SP Menlo LLC, run by Menlo Park resident Sateez Kadivar, is the project developer.

Development permits have been filed seeking the construction of a mixed-use project proposed at 425 Broadway in Jackson Square/North Beach, San Francisco. The project proposal includes the development of a building offering retail and residential spaces. Plans call for the demolition of an existing 144-space parking garage on the site. San Jose-based Yeh’s Development is responsible for the project through Montgomery Place LLC. Ian Birchall & Associates is responsible for the design.

The waterfront mixed-use development is expected to create 3,700 new homes across twelve buildings alongside new shops, a grocery store, and 30 acres of landscaped open space. Oakland-based Signature Development Group is the overall project developer.

The project proposal includes the development of a six-story mixed-use building offering residential and retail spaces. Plans call for the demolition of the existing single-story commercial structure on the site. Hoy Sun Ning Yung Benevolent Association is the project developer. D-Scheme Studio is responsible for the design concepts.

Construction has wrapped up on the new mixed-use building at 2455 Broadway in Uptown Oakland. The project has created 72 new apartments and a 168-guestroom hotel managed by Hyatt. The residential portion is dubbed the Monograph at Kissel, with the hotel, run by Hyatt, named Kissel Uptown Oakland. BAR Architects is responsible for the design, which integrates a historic structure into the new art-deco project.
