Excavation Underway for 198 McAllister Street, Civic Center, San Francisco

Construction work is humming along for 198 McAllister Street, phase two for the UC Hastings Academic Village plan in the San Francisco Civic Center neighborhood. The development is a joint venture between UC Hastings College of the Law and Greystar Real Estate Partners. Once complete, the 14-story building will contribute 667 dorm beds for graduate students at UC Hastings and neighboring schools above three floors of academic facilities.

CEQA Streamlining Approved for 600 McAllister Street, Civic Center, San Francisco

S. Hekemian Group has proposed to replace a surface parking lot with nearly two hundred homes at 600 McAllister Street, at the edge of Civic Center, San Francisco. The proposal, in the works since 2019, has now been approved for a streamlined environmental review process, per section 15183 of the California Environmental Quality Act, i.e., CEQA.

Demolition Complete for 30 Van Ness Avenue Skyscraper, Civic Center, San Francisco

Demolition crews have cleared the former five-story structure that stood at 30 Van Ness Avenue. Next for the property is a mixed-use skyscraper that will expand the high-rise profile of Civic Center’s Market & Octavia Area Plan district, or ‘The Hub.’ Construction will create a 47-story tower with offices, 333 condominiums, and a performing arts space. Lendlease, a multinational Australian-based company behind many high-profile projects worldwide, is the project developer.

Senior Housing Permits Filed for Lake Merritt BART Development, Downtown Oakland

Plans have been filed for the affordable senior housing component of the Lake Merritt BART Development in Downtown Oakland. The plan for Block 1 Building B, at 51 9th Street, will create 97 new units, residential amenities, and a commercial kitchen. East Bay Asian Local Development Corporation is responsible for the application.

Notice of Exemption for Affordable Housing at 440 Arden Way, Old North Sacramento

Plans to build new affordable housing are moving through the California Environmental Quality Act review process for 440-490 Arden Way in Old North Sacramento. The proposal has received the Notice of Exemption after an environmental review. The proposal, by BRIDGE Housing Corporation, will replace a vacated armory building with 124 new units of affordable units, including permanent supportive housing.

Plans Filed For 434 Cortland Avenue In Bernal Heights, San Francisco

Development permits have been submitted seeking the approval of a mixed-use residential project at 434 Cortland Avenue in Bernal Heights, San Francisco. The project proposal includes the development of a three-story residence with basement, retail space, and onsite parking. Plans call for the demolition of an exisiting one-story commercial building. HC Design and Management is responsible for the design concepts.

New renderings and a preliminary project assessment for 2051 Market Street have been revealed, located on the northern edge of the Mission District in San Francisco. The seven-story residential infill will replace a two-story commercial building with commercial retail and 29 new apartments to be sold for ownership. The project will also apply for protection from Senate Bill 330.

Permits have been approved for the five-story mixed-use proposal at 330 12th Street in the neighborhood of Alkali Flat, Sacramento. The Alkali Flat North project will create 24 units on top of ground-floor retail. McGhie Investments LLC is the property owner, with 39th Street Properties sponsoring the application.

The development hopes to create new homes, a life science laboratory, thriving retail, and a network of public open spaces to reshape former surface parking into a new urban heart for the burgeoning area. The project is a joint development dubbed CHEC-SUDA-Hensel Phelps.

Cars-to-Casas Application Filed for 530 Turk Street, Tenderloin, San Francisco

The preliminary project assessment application has been filed for an eleven-story residential infill at 530 Turk Street, located in San Francisco’s Tenderloin neighborhood. The application expects to benefit from the state density bonus and Cars-to-Casas ordinance, both programs to increase the amount of affordable housing. The property is currently used as a parking lot.
