New building permits have been filed for a nine-story mixed-use building at 321 Florida Street in the Mission District, San Francisco. Led by DM Development, the project will replace surface parking with 168 new apartments and ground-floor retail. 31 affordable units will be included thanks to the State Density Bonus program, first passed in 1979, with several amendments since. Construction is expected to cost $42 million, with DM Development in charge of the project.

The development will transform the vacant brick structure into a market building with attached apartments. Once complete, it will go by the name, ‘The Market Club at the Mill.’ The Market Club Investors LLC owns the building, with Abbott Taylor Architecture responsible for the design.

Permits have been filed for an eleven-story mixed-use building on a cliffside at 1235 Sansome Street, North Beach, San Francisco. The structure will include two areas for commercial use on the first and sixth floors. The residential areas will be purpose-built for co-living. With twelve beds across nine apartments, the project would offer housing for as many as 84 tenants. The Nevada-based Applied Tungstenite Corporation owns the project.

Plans for an infill residential development are expected to be approved by the San Francisco Planning commission later today. The proposal will be at 811 Valencia Street in the Mission District, San Francisco, and includes the demolition of the single-story commercial building occupied by the Phoenix Irish pub. In its place will rise a six-story mixed-use structure with 18 units. SIA Consulting will be responsible for development and design.
