Construction Expected by 2023 for Orchard Workspace in Downtown San Jose

Construction is expected to start next year for Orchard Workspace, a 20-story office proposal at 300 South 1st Street in Downtown San Jose. The news comes from the publication of the Draft Environmental Impact Report and the start of a public review period. The project aims to replace the 2.8-acre Valley Title lot with over a million square feet of office space and a large public market.

Orchard Workspace is one of seven projects in the Westbank Campus, a masterplan vision being developed by Westbank and Urban Community.

Updated plans have been filed for the four-story residential infill at 5500 Mission Street in San Francisco’s Outer Mission neighborhood. The project will replace a vacant lot with 24 new homes and a childcare facility. Schaub Li Architects is managing the design.

The City of Dublin is preparing the Environmental Impact Report for SCS Dublin, a proposed 77-acre mixed-use development. The project aims to build suburban housing, an affordable apartment building, and a commercial district anchored by a public park. SCS Development is responsible for the application.

Core Companies has now purchased the necessary property for Gateway Tower, a proposed 24-story residential tower at 470 South Market Street in Downtown San Jose. The project would create 300 affordable units, with funding coming from Santa Clara County. DLR Group is the project architect.

New renderings have been revealed for a proposed eight-story mixed-use building at 2440 Shattuck Avenue in Downtown Berkeley, Alameda County. The project, named The Lair @ Haste, uses the State Density Program to build a total of 40 new homes, ten more than base zoning would permit. Bill Schrader of the Austin Group is the project developer. The project will be reviewed later today by the city’s Design Review Committee.

Demolition permits have been issued by the City of San Jose for 180 Park Avenue, allowing construction to start on the 20-story office tower, Park Habitat. The new high-rise is part of a flurry of proposals that aim to cultivate greater urban density in Downtown San Jose. The project is part of a multi-project master plan drafted by Westbank and Urban Community.
