New building permits have been filed for a seven-story mixed-use project at 2023 Shattuck Avenue in Downtown Berkeley. The proposal will create 48 studio apartments in the heart of the college city, including four units affordable for very-low-income individuals. The 74-foot structure will produce 24,200 square feet, with eight units on each 3,500 square foot floor. Mevlanarumi LLC is responsible for the development.
Santa Clara County Superior Court has upheld approval for KT Urban to build the 19-story Moxy Hotel at 8 Almaden Boulevard in downtown San Jose. The development will add 272 new hotel rooms with retail to the urban core of Silicon Valley, packing inside the high-rise. The 225-foot tower will yield 146,282 square feet, with a Floor Area Ratio of 16.7. Guest rooms will occupy floors three to eighteen, while the ground level includes an open lounge and a restaurant with a bar. Guests and visitors alike will also have access to a bar on the 19th floor with skyline views.
Demolition permits have been filed to make way for a mixed-use building at 2050 Van Ness Avenue in San Francisco’s Polk Gulch neighborhood. The proposal will add 63 new apartments into the residential-retail rich thoroughfare. 2050 Van Ness LLC is listed as responsible for the development, with representation from the law office of Zesara C. Chan.
Permits have been filed for six new additional dwelling units at 2844 Lyon Street, located opposite the Presidio of San Francisco in the Marina District. The fifty percent increase will be realized by converting existing storage and garage space within the building. Ballast Investments are listed as responsible for the development through CPI.B SF Venture LLC.
New building permits have been filed for a nine-story mixed-use building at 321 Florida Street in the Mission District, San Francisco. Led by DM Development, the project will replace surface parking with 168 new apartments and ground-floor retail. 31 affordable units will be included thanks to the State Density Bonus program, first passed in 1979, with several amendments since. Construction is expected to cost $42 million, with DM Development in charge of the project.
