Construction for the billion dollar 5M is progressing quickly, with the largest building already near topping out sixteen months after groundbreaking in SoMa, San Francisco. The project will produce six structures, three new, three historic restorations. This includes the former headquarters of the San Francisco Chronicle newspaper, owned by Brookfield Properties’ partner for the development, Hearst. The master plan is by SITELAB Urban Studio, guided by the stated mission to create a privately funded arts- and community-oriented mixed-use district. This week’s big little permits take away is its uptick in ADU filings. Even with Indigenous Peoples’ holiday providing a lull on Monday, planners picked up the pace for the rest of the week. This article covers over 128 new units of apartments and ADUs across the Bay Area plus Sacramento, as well as twenty-one single-family houses. Our map shows how widespread the permits were across the city of San Francisco, no more than a few in any one neighborhood. Some unusual and significant little permits include a large wine storage building in Santa Clara County and additional classrooms filed for the Athenian School in Danville.
A planned new hub is under review for a corner of John McLaren Park at Sunnydale, by the southern edge of San Francisco. Recent plans were put in front of the civic design review committee for the community center adjoining a residential development, the Herz Recreation Center Project. It is a nearly twelve thousand square foot destination for exercise, meetings, and various events. The city’s Park Department is developing the project in concert with Mercy Housing and Related California.
Zoning permits have been filed for a new residential project at 2317 Channing Way, Berkeley. The project will replace an existing low-rise medical building with surface parking. In its place, the infill project hopes to add a four-story structure with basement, providing seventeen units to the high-traffic neighborhood.
Construction is progressing quickly for the 173-unit residential building at 1940 Webster Street in downtown Oakland. The seven-story project, also known as Modera Lake Merritt, has topped out, paving the way for construction expected to end by early next year. Mill Creek, a national firm based in Florida, is responsible for the development.
