The Sacramento City Council voted unanimously on Tuesday in favor of a draft plan to change the city’s exclusive zoning for single-unit households. Starting December of 2022, the city will allow the construction of single-family homes, duplexes, triplexes, and fourplexes in areas that are currently zoned for single-unit homes only. The City Council voted 8-0 in approval, taking inspiration from the cities of Minneapolis and Portland, Oregon.
Development permits have been submitted for requesting the approval to convert the existing retail space in 135 Post Street in Lower Nob Hill, San Francisco. The project proposal includes converting the retail area on levels three, four, five, and six into office use. The conversion will result in 49,000 square feet of retail space being converted into office space. WZ Architecture is manning the design concepts and construction of the project.
Demolition permits have been filed for two structures at 1500 and 1508 S Street to make way for an eight-story residential building at 1500 S Street, Downtown Sacramento. The five-lot parcel contains an existing low slung commercial structure and a single-story house. They will be torn down for the construction of 137 new homes. Anthem Properties is responsible for the development since purchasing the property in 2019 for $5.1 million.
Development permits have been submitted for a request of pre-screening for a new mixed-use project at 955 Alma Street in University South, Palo Alto. The project proposal includes constructing thirty-six Innovation Micro-Studio residences and adding a new basement for parking use. Heather Young Architects is managing the project plan, design, and construction.
Renderings reveal plans for a four-story infill project at 3515 Mission Street in the Bernal Heights neighborhood of San Francisco. The project will demolish a single-story commercial structure to produce four units, one ADU, and ground-level retail. Blue Birds Construction’s Jun Sheng Lin is listed as the property owner.
